Abandon Mobile Homes in Park

Wondering if anyone has experience in dealing with abandoned mobile homes in a park.  We purchased a mobile home park with a few abandoned trailers.  We are located in Michigan and I understand every state has a different process.  I have read through the state process for abandoned mobile homes but we have a few problems that I can see.  

We don't know the previous owners of the trailers to serve them a notice.

We can not find a make, model, or serial number plate anywhere in the trailer or on the frame (pretty rusty).  Which from my understanding would make it tough or impossible to get a court order. 

We would like to get these titled into our name so we can renovate them and then rent or sell them.  Or should we not worry about getting the title and just renovate them to keep as rentals?

 Any advice would be greatly appreciated.

Hi Caleb,

I own a few MHPs and currently dealing with this issue. You need a lawyer who understands what their doing otherwise your going to lose ALOT of time.

You need to start off filing an eviction on those abandoned homes. Next, the lawyer will have to do a publication in some local newspapers 30 days (don’t quote me on the time). After nobody comes forward (they never do) you can file for an abandoned title. This whole process should take 6 months. Unfortunately, I used someone who didn’t know what their doing and I’m already 9 months in and switching lawyers.

Btw, also every state is different and I may of missed a step so don’t hold me exactly to this.
