Hello,

Does anyone have a good attorney they have used or know that can help us structure private money loans.  We are located in Michigan and want to make sure we are compliant with state and IRS guidelines. 


Any advice is appreciated.

I 2nd Rent Manager as a great software, we use it for our mobile home park along with multi family properties.

@David Scott, Yes we have worked on and remodeled some homes older than 85 that are in our MH park that were abandoned.  With the way the used and new market is, it made sense for use to do, but they definitely have their problems  that need addressing.

We are looking into different options for property management software to help streamline our process of rent tracking. Currently we use apartments.com for collecting rent, spreadsheets for tracking it, and then input it all into quickbooks. We currently have a portfolio of mid size multifamily and a mobile home park. 

Does any one know of a property management software that is compatible with quickbooks?  We are trying to decide whether to go to an all in one software or stick with quickbooks for the accounting.

@Kathi Miller, We use apartments.com.  It has been suitable for a mid size portfolio of rentals.   You can post rentals for lease, accept applications, screen tenants, and collect rent.  The best part is that it is free.  However as you grow you can outgrow the site.  We are looking into property management software.  Overall though great free tool to use if starting out.

@Brian Lubeck, you have to be careful when doing the rent credit program that you only treat it like a reward credit that the residents can redeem for the house.  You cannot charge any interest or act as a bank in any way.

@Reid Hanley, we own a park and submeter everything ourselves. We use sensus meters in our park that we get from a local distributor. We then have a team member read the meter every month with a touch pad reader on the outside of the trailer. Pretty easy to install the meters yourself and add a touchpad reader on the outside of the skirting.
