Hi everyone,

I'm a fairly experienced investor with 11 STRS in 3 different areas along with around 150 doors LTR. I'm trying to break into a new market and continue expanding on STRs (the areas I have mine in are either extremely saturated or have no inventory). I'm hoping someone can advise me on where to look. My basic formula for STR is the 1.5-2% rule (500k property should do around 100-120k gross) which I've achieved in other markets before. I appreciate all the input.

if I can't BRRRR it within 12-16 months i won't do it

You made a good choice. I buy all cash and can close in 2 weeks. I just closed on a 16 unit for 440k and will BRRRR it out in 6 months.

The deals are much harder to find than before but you need to stay patient.

I own over 85 doors in Dayton…

Your rent should be 600-625/door on this.

I will say banks are appraising these properties for about 38K a door so you have no equity in this deal and only 10% coc is not a deal I would do. Good luck!

5% COC return is not very good. Also, 0% under vacancy spells disaster. I think this deal way way way too tight.
