@Brenden Mitchum thanks for the tips! I try to make some small talk before asking if they're interested in selling.

How are investors finding great MHP deals in Tucson? I pulled a list of all MHP owners from the Pima county accessors site and have been cold calling owners, with not much luck. This also applies to all of Arizona, Phoenix etc.

I’m pretty new to the niche and trying to my first part in the space! I welcome any good advice.

I will be in the Phoenix and Tucson metro areas from January 4th to 11th and would like to meet multifamily brokers that are active in the markets. Please reach out to me and I'd love to set up a meeting. Thank you!

@Joseph Cornwell @John Lenhart Thank you for the insight. Sounds like an area that I don’t want to invest in.

I came across a compelling 23 unit listing in the fairmount neighborhood of Cincinnati. It’s part of a larger portfolio. Class C property. I’m unfamiliar with the area. I just received the financials. Is there anyone that can speak intelligently about it and familiar with the area? I’d like to chat with you more about it.
