We have done several mini splits (both ducted and not ducted) in several different types of structures, including mobile homes, RV's, washateria made from a shipping container, and a warehouse office area.  

Don't get multiple units - get multiple air handlers (e.g. zones) as part of a single system.  They each have their own thermostat so you can control rooms individually.

Debbie in a lot of states the improvements exterior to the mobile home would be considered taxable improvements as part of your real property (as the MHP owner).  This means porches, storage buildings, carports, etc would be your tax burden and you need to consider that as part of your cost of doing business.

Every county is different in how rigorous or timely they update their records to consider these improvements.  As others have noted mobile homes are personal property and taxed separately from the real property.  Good luck.

Really good stuff, thank you all for the replies.  I will give everyone an update once I have some progress here.  I'm going to take a shot at locating the living son to see if we can work together to make a deal, or otherwise buy his interest to have a partition sale brought.  We already put some no trespassing signs up on the property, but am considering blocking access to the driveway with some boulders to deter the common moron from squatting there as a tactical measure.

My skip trace service does that already...this heir has no association with the address of the property.  It has a few relatives and their contact info but I want to be careful about talking to the aunts, uncles, cousins and such involved so as not to get the whole extended family stirred up in the matter.  I have already perused the free engines too without luck.

Really appreciate everyone's comments here.  I think @Jerel Ehlert is talking most closely about what is probably going to happen.  Was able to find the obituary of the deceased owner which gives some good clues on the living relatives, unfortunately one is out of state and two deceased.  Really hoping there is a Will and leaves it to the one son, but need to find him first...

I used my skip trace service and wasn't able to find the out of state heir (this is a Bob Jones in Chicago type problem).  I'm guessing I'll need a private eye-type of service to find him, or does anyone have other guesses/ recommendations?

I have a Texas RV park in a rural area adjacent to a small parcel of land that is abandoned, but has some nice highway frontage. The owner is deceased from many years ago, and there are dozens of heirs from my initial scratch and sniff.  Yes there are taxes in arrears as well.  This property is worth maybe ~$20-30k on the market.

Normally I would just let this thing sit for a few years and go to tax auction (this county is very slow to foreclose), but at the same time don't want some cheeky heir or squatter to move a junkyard onto the property - and at the same time could use the frontage for signage.

I'm considering finding one of the heirs and acquiring their stake in the property so I can at least have some level of control, granted limited, of what happens until it goes to auction.  Nuclear option is a partition sale but really don't want to go that route.

Are there any other things I should consider, ideas to help protect myself?  Thank you!

Thanks, there is a six month redemption, and will not be making any investments until that has expired.  The easements are not there per the abstract work I had performed prior to the auction.

Hi BP,

I purchase a property at a tax auction in Texas this week.  There is a "dirt road" traversing the property which is used by an adjacent property owner which is otherwise landlocked.  I would like to move the road to follow the fenceline instead of it going right through the middle of the property.

My intent is to make the land more developable, not to deny access.  There are no recorded access easements in the public records for this property.

If access is maintained does anyone see any potential hiccups moving the road?  Yes I am separately consulting an attorney, just getting additional perspective.  Thanks!

International park ownership of an MHP that small is not worth it.  Your will eat up all your profit on one trip to visit.  Find something closer, or something much larger, so that you can better absorb expenses like this.

My purchase contracts all have a special provision to reduce the purchase price by $5,000 for every mobile home title that the Seller cannot produce by Closing.  I really don't like taking time to get those (or hiring someone to do it) and it has done a pretty good job motivating Sellers to get their house in order.
