My First Listing!
Hello beautiful people!
As I've mentioned in previous forums, I am a new agent in GA. I am doing RE part time until I get out of the Army on May 16th. WELL....I just got my first two leads from Soldiers who are definitely selling their houses because they have to leave the state. I'm really excited and nervous so I decided to come here to tell everyone my good news and maybe try to ease my nerves. Do you have any tips or information to pass on regarding listings?

@Sharaya Rutherfordsomething is going to go wrong. I don't say this to scare you, but to prepare you. You can respond to problems in one of two ways - freak out, or figure it out.
I suggest the latter.
Problems come up in just about 100% of real estate transactions. It could be that the house tests positive for meth. It could test positive for mold. The buyer could walk away and give you no concrete reason. They could find something horrible during the inspection.
Be prepared to handle it all, and if you don't know the answer, the BEST thing you can do is acknowledge that you don't know it NOW, but you'll find out and let them know. Don't EVER pretend you know the answer or make something up. Ask your broker!!!
My top tip is to keep on top of the dates, once the contract is signed. I put them into my phone, so I get a reminder the day before. I also look at the contract on Monday morning - every Monday morning until closing. That gives me a heads up for what deadlines are approaching that week - and a quick email to the other agent can give me peace of mind that they are on top of things, too.
In Colorado, where I am licensed, text is NOT legal notice, so make sure anything you send to the other agent is in writing and submitted to them in the manner they will accept. (I don't accept faxes, because I don't have a fax machine.)
Make sure Email is legal notice in your state - I think it is but don't quote me.
Once you send an email, then you can text the agent to make sure they received it or know to look for it. You can also ask that they send you a quick reply so you know they received it.
