Most Effective Lead Generation

Hey, I'm a new real estate agent in the Washington area. I just signed with an agency and started settling in. But after making cold calls and not having much luck, I am wondering what the best strategy for generating new leads is. I am wondering what works best for more veteran real estate agents. Do online ads on Facebook or Instagram work better than doorknocking. Or are these just dependent on what area I am farming? I would love to hear some thoughts and opinions

Ive gotten one lead recently from open houses. I think instagram and tick tock are just a way to stay top of mind to friends and family ect. Ive not obtained and leads that have closed with facebooks ads however, what I do is go through my office listings ask the listing agent if I can list it on Fb marketplace and do that. Ive gotten a few leads and even double ended some of my own listings this way. Post cards. I've sent out about 5k post cards and have 1 call, we are waiting for the house to be out of probate and I think ill get the listing. I have not sent post cards to the same group of people multiple times which I hear can be a lot more effective.

Ive gotten a few leads just reaching out to friends and family. Remember a lot of these leads are going to be nurture leads and you'll need to follow up. The lower hanging fruit, the people that are ready to go now tend to be fsbo's and expired but they tend to be a little tougher and often times annoyed with agents as they are getting a lot of calls text ect. I have gotten a few fsbo's and ill tell you when you get the listing its an amazing feeling for sure!

The key is consistency and follow up set a goal. 20 or more, 5x a week and try to have some kind of meaningful conversation with that many people each day!
