Hey, I'm a new real estate agent in the Washington area. I just signed with an agency and started settling in. But after making cold calls and not having much luck, I am wondering what the best strategy for generating new leads is. I am wondering what works best for more veteran real estate agents. Do online ads on Facebook or Instagram work better than doorknocking. Or are these just dependent on what area I am farming? I would love to hear some thoughts and opinions

My wife and I just got approved for 400k VA loan for the Seattle area for our first home. I wanted to get started in real estate investing and I know the best way to get into right now is house hacking. With 400k it feels like the only thing I can afford are small townhouses, is it even possible to house hack in this market or should I try to wait until I can get a bigger mortgage?

Raising capital is probably one of the hardest things for first time investors, would getting a hard money loan be worth it to use towards a first rental investment to plan to refinance later, or does it make more sense to try and use hard money loans for flips only.

@Gabriel Graumann That's the plan! When you say bones of a property I know you generally mean the structure, I live in Lynnwood and want to invest in in area, but I have noticed a lot of duplexs and houses that look really beat up, I know that might be a good thing for a flipper but I am trying to hold and rent and not drop 50k in repairs, how do you spot a house with good "bones", thanks

@Brandon Vukelich I am not familiar with the tenet laws here and will definitely look into them. I just moved here from California 6 months ago. Great tip! I also don't plan on investing in the inner Seattle (or not yet) was looking at surrounding areas. What areas in the Washington do you think is best for a first time investor

What tips would you give to someone who wants to invest in the Seattle area as a first time buyer. Also how is COVID-19 affecting your rental investments and is now the right time to invest with COVID winding down.
