Distinquising Cash Buyers from Wholesaler

When I place ads for a wholesale property a lot of times RE Wholesalers respond when what I am searching for is Cash Buyers. Most of the time it's via Email. I always ask before I answer any questions are you a Cash Buyer or RE Wholesaler. Even when they say "Cash Buyer" I'm still concerned if they are telling the truth. What questions can I ask to discern the Cash Buyer from a Wholesaler?

Louise Whidby just start asking how many properties they buy a year and if they fix/flip or rent them out. Ask questions you would normally ask a buyer. You will quickly get the hint if they are telling the truth. Probably easier by phone. Or you can always ask if they have any properties to sell?
