Aspiring to purchase first rental property!

Where to start...lol.

We'll first I'm pretty pumped I found BiggerPockets because I can tell how useful it really is. I'm an aspiring real estate investor. I currently own a house that's financed through a VA loan... I'm Active Duty military and I'm ready to grind to find my first rental property. BUT I keep getting stumped trying to figure out how I'm going to find a 20-25% down payment for that ‘said' rental property. I've considered maybe a HELOC? But I'm unsure if that's a good way to produce a down payment. I'm just stuck. I could bring a little money to the table and I'm willing to take risks. I'm highly motivated. I think about this stuff all day 😅. I'm just stuck on the best ways to go about getting it done. Especially because I already hold a mortgage over my head. I currently am living in Okaloosa County, FL and this is a great market out here!! I know I can capitalize on it. Just need some suggestions. Thank y'all!!🇺🇸
