@Zachary Mroczkowski Thanks for the reply! I actually started cutting back spending a few months ago. Crazy how much more I’ve been able to save up. Those $4 coffees at my favorite shop “shark bite” really do add up lol.

@Eric Chase Thanks for your response! I love this area and I could see myself coming back when I retire from the military. The hurricanes are nothing to take lightly though so you’re right that is something to take into consideration. I’ve looked at other areas of course and I’m trying to find a good deal before I pull the trigger on anything. I’ll keep you updated ! 🇺🇸

@John Williams Thank you John! I’ve been saving like crazy. Working my way to have at least a 20% since it won’t be my primary residence and I know lenders will need a higher one due to “risk”

Where to start...lol.

We'll first I'm pretty pumped I found BiggerPockets because I can tell how useful it really is. I'm an aspiring real estate investor. I currently own a house that's financed through a VA loan... I'm Active Duty military and I'm ready to grind to find my first rental property. BUT I keep getting stumped trying to figure out how I'm going to find a 20-25% down payment for that ‘said' rental property. I've considered maybe a HELOC? But I'm unsure if that's a good way to produce a down payment. I'm just stuck. I could bring a little money to the table and I'm willing to take risks. I'm highly motivated. I think about this stuff all day 😅. I'm just stuck on the best ways to go about getting it done. Especially because I already hold a mortgage over my head. I currently am living in Okaloosa County, FL and this is a great market out here!! I know I can capitalize on it. Just need some suggestions. Thank y'all!!🇺🇸
