 I canceled my membership after about 6 months. We just weren't getting the results we had hoped for.  That could totally be based on execution failure, but for us, it just wasn't a good fit.

 As always, you offer great insight! I'd also recommend leveraging creative financing to make these pricier deals still workout.  We've had some great luck in that realm recently!

@Lake Lutes nailed it - I'd love to find a 10/10 location, but they simply don't exist.  lol 

I do still love the Florida market for STR, specifically the Destin, Santa Rosa Beach, and Panama City Beach. The biggest problems right now are the price-to-income ratios, the massive insurance rate hikes, and ultimately interest rates are crushing cash flow.

As an agent and investor in along the Gulf Coast, 90% of our deals right now are happening due to creative financing (i.e. seller financing, sub-to deals, and loan assumptions) -- Beyond massive price reductions, I'm not seeing anything pencil out right now.
