Condo/Loft Apartment Rental

Hi all, I am wanting to get my first rental property and am wondering if any of you invest in condos or apartments. I have my eye on a few apartments in Minneapolis, but am wondering if townhomes/single family are better investments. Any input or recommendations is appreciated!

@Jack Morey I have a few buddies that do condos, just really dig into the HOA's after you check out the HOA fees. Underfunded HOA's mean special assessments and they can kill your cashflow the same way not having proper capex budgets can.
