Eviction After Foreclosure
I first will like to thank all of those who encourage and share their thoughts, experiences and advice to new entrepreneurs in the business of Real Estate. I am very new in this world of opportunities. I’m interested in purchasing foreclosures homes and flipping them. I reside in California. I noticed most foreclosures are occupied. My question is...after the purchase of the foreclosed property, how difficult it is to evict the occupants? Does it take a long process in California? If so more or less how long? How about the fees involved with this process? I would greatly appreciate any guidance and feedback. Thank you!

@Alejandra Turrisi my first caution is that you should be a very experience investor purchasing at the court house steps.
If you are follow these steps.
1. Place insurance on the property right after your purchase at the steps. You will get the deed about two weeks later that you will need to record and make it officially yours.
2. While you are waiting on the deed, go and knock on the front door. Have something in writing with you about your game plan. Tell them you are the new owner of the property and ask them when they will be moving out. Most say can you give me three months? Your answer is can you move in two weeks? If they are cooperative you are a head of the game. (If they move.)
3. If they are not cooperative I explain what the process is. I am willing to give you cash for keys (pick an amount of money) if you move in thirty days? (This should be in writing if they agree.) If they don't agree because they think they can live there rent free forever then you pull out the big guns.
4. I would begin the unlawful detainer process (Eviction) immediately. If I do this then it will go on your permanent rental record that you have been evicted. Do you think that someone is going to rent to you? Please try to reason with them and get them out cooperatively as they will leave the home in better condition.
5. I always start the eviction on day 1. It cost me about $950 to evict and takes a little over 30 days. If they leave before the Sheriff arrives I will cancel the eviction. This is if they are cooperative and don't contest the action. If not, Pre-Covid, it would take about another 30 days to get someone out.
