Hi BiggerPockets!

I am a newbie starting out in real estate investing in the DFW area and I have found a couple duplexes that look like good deals when I run the numbers. I have taken the step to have a real estate agent show me the properties this weekend - what should I be looking for as an investor when walking the property before making an offer?
