Right now, I'm just trying to figure out where the best opportunity is to get started—or even build a game plan for the next steps. I'm a veteran, so I have access to a VA home loan, and I understand I'd need to live in the property for at least a year if I use it.

My biggest challenge at the moment is capital. While I do have a comfortable rainy-day fund, it’s not enough for a traditional down payment. I know I want to get into real estate investing—I’m just a little lost on what to focus on first.

 Hey Andrew - 

I'm a broker here in DFW and own my own rental portfolio and help a bunch of investors (do around 80-100 deals a year). You have some options especially with a VA loan in terms of the capital issue. My recommendation would be try and house hack something with an ADU or duplex or go the mid-term route after living in the property and getting it furnished in an area that would make sense.

Step 1 - Get a good agent who knows how to find a good deal in the market you're in

Step 2 - If the agent is good, they will have a great lender they already work with who will be able to guide you through the different loan options and products that make the most sense for you and your situation. 

Step 3 - Find a good property! 

Good agents will make this process as seamless as possible and will already have all of the contacts in place for you.

Sounds like you want someone to do a ton of work for you for free, look into hiring a VA to do this.

you aren't finding turnkey investments in DFW anymore in A or B neighborhoods for under 300k. Even C probably isn't realistic anymore.
