Looking for advice on how to produce documents for a owner finance deal. Do I use legal zoom, a lender, or a real estate lawyer?

Your attorney should be drafting these documents. You should consult with your attorney prior to negotiating the deal, to be sure you're structuring it in a way that makes sense and is legal in your market. A lot of states have come up with weird rules regarding owner financing, in the name of consumer protection. In some areas, it's easy to run afoul of these rules, even if you're putting together a very fair deal.
