@Jerry W. @Jerry W. Thanks. It will be a VA loan, one person will manage the property. One investor just looking for a quick return, the other is looking to profit share.

Looking for advice/template for real estate investor returns on profit sharing on a vacation property. Below are hypothetical numbers.

Purchase Price of home $275,000

6mo project

Investee:

500-6mo homeowners ins

600-6mo power/water

9240-6mo mortgage payments

Rehab Investor 1:

6 mo investment

$30,000

ROI 8% (32,400)

Rehab Investor 2:

$20,000

Profit sharing %: ???

After Repair Value (ARV): ~$450,000

All in: $275k+$60k=$335k

*this will be a buy and hold for short term rental property.

*once again, these numbers are conservative and may or may not increase depending on current market.

@Dan DiFilippo It is unintentional. I more of got ahead of myself in not getting a private lender preapproval before looking for a deal.

I am continuously looking for my first deal. My daily calling and walking/driving neighborhoods in the fayetteville, NC area will soon pay off. I realized as i have not contacted a private lender to assist in initial finance of a deal once I find it. Are there lenders in or out of the the area that I can contact to discuss numbers? Any assistance will be greatly appreciated.

Looking for advice on how to produce documents for a owner finance deal. Do I use legal zoom, a lender, or a real estate lawyer?
