Hello investors,

Do you typically search for single family rental deals online?

Introducing SFR Spotter, a new software gadget that will accelerate your online search process for buy and hold properties. You can simply go to you favorite MLS site (e.g. Zillow, Trulia, Redfin, ...etc), search your target area, and, with just one click, you can tell which of the listed properties is the right fit for you.

The tool is a Chrome Extension, which is basically a little software gadget that adds functionality to specific websites you browse with Chrome. SFR Spotter currently works on Zillow only, but more sites are coming soon.

Currently, I'm looking for users, beta testers, backers, and simply anyone who can give me feedback about the idea. It's currently published on the Chrome Web Store for anyone to try and test for free. I'd really appreciate everyone's feedback.

Assuming that closing and rehab costs raises your initial investment to $30k, and assuming you rent with lowest rent in the range of $575, that's 23% cash on cash return. That's pretty good, I'd say.

Don't forget to account for the management costs if you're not living close by as Alan suggested, and don't forget to factor in the vacancy rate.

I think calling them deals is more precise. I agree.

However, aren't bandit signs a bit limiting? I mean this means you have to choose a "target area" rather than the whole city or even state.

Actually, by "lead generation" I mean investment properties leads. How do you find them? Can't this be called "lead generation" too?

Hello investors,

I wanted to know what is your most used source of single family rentals lead generation. Do you:

1) Search online listings site and use calculators to analyze?

2) Hire an agent/broker to source leads for you?

3) Browse SFR investment sites like roofstock and SFRHub?

4) Wholesalers?

Can you convince me of your choice? Are there others sources I missed?

Hi there,

I'm a new member to the BP community and just want to introduce myself. As the title states, I'm a freelancer software developer. My work with a few real estate businessmen inspired a few business ideas, one of which is about to come out of the gates as my first shot at entrepreneurship. I joined this community to learn more about the subject of real estate investment hoping to realize more of my business ideas and promote the current one.
