Looking for input from those who have secured investment funds starting out with little to no capital. Good advice, horror stories, success stories....all info helps! Looking to make my first deal before the new year.

If your a licensed contractor.... try finding a capital partner. This strategy will work with flipping or rentals. As a contractor, you have a skill that's valuable to investors. Find a property, put together a bid for the work and shop the deal around for partners. You could put together a JV deal where you perform all the work to be done to the property in return for a percentage of the deal. Hope this helps.
