Looking for input from those who have secured investment funds starting out with little to no capital. Good advice, horror stories, success stories....all info helps! Looking to make my first deal before the new year.

I am a noobie!  Any and all input, suggestions or advice is welcome.  I have not contacted the agent or owner.  Pending more research, I will seek a cash investor. (Thoughts on a hard money loan??)  More than happy to supply any info requested for anyone willing to assist.
