So it’s 1100 sq ft and I don’t believe there is room for a third bedroom. It’s a hot mess right now so I’d fix it up and it would be the nicest damn two bedroom they had ever seent BUT I don’t know that anyone would come knocking to look at a 2/2 lol. I feel like single mom might but single mom might also choose an apartment first.

My other thought was buy it and lease it out later so not sure what the pearland market is for 2/2 rentals

It’s in a decent neighborhood, cul-de-sac, big back yard and will be fully renovated come time for them to buy it....

Hey guys, I am in Pearland (Houston) and found a 2 bed 2 bath at a decent price and want to know what yal have learned in Houston about the 2 bed 2 bath market. In my mind 3/2/2 has been sort of the minimum for those looking to buy/rent so looking to yal for advice.

For renting what is the average rental price in Houston for a 2/2/2?

For flipping have yal seen decent demand for 2/2/2? Does it sit a long time because most don’t want to purchase 2/2/2’s or are folks looking for smaller affordable homes for purchase?

Do these areas tend to bring a decent demographic or do you have to deal with a lot of trouble and damage on your properties?

I see people talking about multi family properties to invest in to create cash flow but in the houston suburbs I don’t find a ton of these that are in decent areas that would bring good renters. I haven’t done a ton of research here so sort of going on a wimb in my own head. I’ll

I see a FEW duplexes and A few side by side townhome’s that are 1500sqft but not a lot in the range of 3-4 family residencies.

Is there a need for new construction of these type of homes in the greater Houston area? My Main purpose would be to rent them out.

Hey Adam I saw you mention 7% of 300k would go a long way in other markets. Can you elaborate on that? I’m in Houston and 21k seems to be a drop in the bucket on a purchase OR the bulk of Reno costs on many homes. What did you have in mind?

Yea thanks Steve! I heard a podcast that stated everyone is looking for another piece to their puzzle. For instance one guy has money but no time, the other guy has time but no money, the other has money and time but no knowledge. I put myself in as the one who has time and skill but no money.

Though what I listened to seemed like I fit a category of potential need it doesn’t seem to be a need for many. Those with enough money simply pay for the work on a deal and aren’t really interested in discount or free labor and some who could use a guy with an open schedule need someone with experience.

I guess simply put where are the entry level positions? So far it seems I've learned people either do JV's, find a mentor who finds them valuable to learn under, or just dives in with an investor. So of course, ive been exploring the mentor route lol.

I have as well thought why would my potential future competition want to help before I heard someone say that they loved mentoring people because once those people get going and on their feet, they return to their mentor with future deals and it is profitable for both! Now this may only be true with a wholesaler and flipper or investor flipper etc. or maybe clippers send other flippers deals they don’t want but nonetheless. I believe it would apply to me to return to the one who helped me get going with deals however I could.

And maybe there are some folks In Houston that could find me useful. Until then I’ll keep learning!

My main point was how do I gain these things without much to offer? Surely there are people out there that started from nothing and found ways to learn other than just reading? Offer time, offer work, etc

Right which is why I’ve offered my labor, time, and anything else I could offer. But at this point I am not sure what else I could offer. So how, without money, could I gain knowledge or some sort of a mentor ship? Impossible?
