I've secured the cash out refinance but not the new mortgage

So I've secured a cash out refinance and they're offering me 30k in cash. I can't manage to get a bank to offer me a mortgage even with a credit score of 750+ and a huge down payment. I'm really stumped. Ideas?

Whatever your situation you need to find an investor friendly mortgage broker who can shop your loan out to many potential lenders. If your DTI ratio is too high, you don't have enough reserves, etc they will tell you what you need to do to be bankable (ie get approved for that next loan).
