Thanks everyone for your comments. Yes I'm working on my first BRRR. My primary residence has equity I'm trying to access to then buy another. I've been given a great quote from a lender for the cash out refinance. It's new mortgage that I can't seem to qualify for. Even though I have more than 20 percent down and good credit. They say it's because of my income to current to monthly obligations. What other options are there? I could pay off some things this year and start investing next year. It just sucks to see the good deal I have my eyes on and not be able to get it.

So I've secured a cash out refinance and they're offering me 30k in cash. I can't manage to get a bank to offer me a mortgage even with a credit score of 750+ and a huge down payment. I'm really stumped. Ideas?
