Lisa Phillips Sub 30k mentoring program. Has anyone joined?

I just completed “Investing in rental properties for beginners“ by Lisa Phillips. The book talks about buying rental property in the sub 30k price range. She has a mentoring program  also and I wanted to hear about it from some of the members on this forum. Thanks for the input!

Lisa has posted a lot on BP over the years.. she is not a guru in the sense your thinking.. her mission is to bring investors into underserved very inexpensive markets with the idea of helping the community.. and for sure this is very high risk investing if you dont know the ins and outs of it..   I dont know what she charges for her mentoring.. but I know she lives it and works in what she preach's opposed to most guru's who are simply reselling information as you suggest..   Now I dont know the wisdom of buying those types of properties i guess maybe the return is a tad higher than less risk properties were you dont need a mentor to teach you how to operate in those neighborhoods.. But all one has to do is Follow the Morris invest debacle to see the risk of low end purchase price homes in America.
