If you could start all over again where would you start?
Hi Everyone!
Thank you for taking the time to read this. I currently have no debt, very good credit, and about $10k in savings. I’ve never owned a house before and I want to buy my first rental property. I’m in Denver and have been looking out of state for an investment. I’ve been looking for a duplex or triplex to start. If the deal was right I’d be more then happy to move to house hack my first deal. If you were just starting out, What areas would you be looking to invest in? What type of property would you go for? What type of financing would you use?

$10k isn't enough to buy a rental. Your best and easiest bet is to house hack with a conventional 3.5%+ down loan. Then see if being a landlord is even something you are interested in. From there, buy another and keep the first as a rental. Rinse and repeat.
