Hello! My name is Riley and I am new to BiggerPockets and would like to get into investing in real estate, specifically rental properties. I currently live in the Iowa City/Cedar Rapids area in Iowa with my brother. We both graduated college last May and we are looking to get into the rental property business together. So any and all advice is welcomed!

^ i agree 100% with @Kevin Sobilo

If you have the opportunity to buy a multi unit property and live in one of the units & rent out the others , you have the potential to live for free (and maybe even make money to live there!)

This will lower you're living expenses and give you the potential to save $ for another investment.

The great thing about purchasing as an owner occupant, would be the small down payment requirement.

I suggest reading "Set for Life" by @Scott Trench

Reading this book completely changed my mindset and really helped me make some big moves!

Good Luck!
