Hi Guys, 

I'm looking for recommendations on security systems and cameras for vacant houses that my team is renovating.  We had our first break-in and all of the copper was stolen. 

A security system & camera that does not need internet/wifi would be preferred (works off cellular network). 

Also looking for the system to be easily transfered from property to property. 

Thanks in advance for any suggestions!

@Daniel Kent I own a rental in Mt Holly and have been encouraging some investors that I know to invest in the rental market as well. I also personally live in the town and love it. Mt Holly is an up and coming area. The main St (High St) has been very healthy- has a brewery, wine tasting, restaurants, bars, etc. There are lots of events held in town which is also pretty cool. Investors are scooping up properties for super cheap (deal we just got under contract went for under $40k with an ARV of 140k+).

There is also a very healthy rental market- I believe this is because of the towns location (close proximity to all major roads and also not far from the Ft. McQuire Base).  The school district is also decent- which is also a great feature for a rental. 

As far as dealing with the Twp- I have had all positive experiences.  Most townships in the area have pretty strict rental requirements with their inspections and fees- I don't feel that Mt Holly is any stricter. 

Keep in mind- with a lot of areas, there are the "pockets" that are better and ones that aren't as desirable.  Overall, its a nice town.

@Gariner Trinidad I agree with @Bjorn Ahlblad its all about your personal goals.

For me, any equity or capital that I can get my hands on- I am reinvesting into real estate to expand my portfolio. 

I usually put down the least amount of money that I can so I have more funds for my next investment/project.

@Reggie Laxamana I think your best bet is to continue reaching out to investor friendly lenders in your area.  I agree with @Matthew Chalfant that you should be as transparent as possible with making your intentions known from the start. 

I am able to use a percentage of my rental income (80%) to get approved for additional mortgages. I am required to provide a signed lease agreement prior to closing to satisfy underwriting.

hey @Tatiana Viviano welcome back to REI!

I am personally doing investing throughout South Jersey (Burlington County specifically) and have run some numbers on quite a few  deals. 

There are towns that properties can be scooped up for cheap and sold as flips for a nice profit throughout the area.  

I'm noticing that the multifamilies definitely have the better upside for cash flow for rentals.  I have been successful with my single family rentals though- large twin properties (low property taxes).    I really like Mt Holly, Edgewater Park, and Pennsauken rental markets. They are very healthy with decent school districts. 

Medford, Marlton and Voorhees are a litle bit more expensive markets, but there are still deals that can be done.

@Joseph Brasile live in flips have worked well for me.  I was able to do a low, owner occupant down payment and do the renovations  while living in the unit. I also did a refinance to pull out some equity so I had extra money to go towards my next purchase.  It was best for me to live in the property for at least 2 years (to avoid capital gains) and use the flip profits for my next investment.
