How to start in Real Estate wholesaling

I'm new in this Real Estate scene and I would like some advice on how to start out. I have read enough about RE Wholesaling to keep me interested in it but the problem me for right now is finding a practical and step-by-step way of starting in this. So can someone please lend me a hand.

No one here asked whether or not you should do wholesaling right? You asked HOW to start it.

So let me give you a bit of a life lesson here. I live on a tiny island called Curacao. There is nothing there. Just a couple of fish and 3 iguanas...

Disney, NASA, ... WALMART... that is just in the movies over there. Not approachable... unreachable..

I made it all the way to NASA. Do you know HOW hard this was??? Do you know HOW many people laughed at me when I told them I will be a NASA scientist?

Even as an american it is incredibly hard. I made it as a foreigner.. believe me 10x harder.

Then I come to these forums and I see an eager person ready to learn asking how to.. and the first stranger that decides to answer has made you change your mind? 

Can you understand why this infuriates me? Are you not used to fighting to make it happen? Work to make the dreams come true?

And without even explaining why you shouldn't wholesale.

I am not sure if you actually gave up, but that is irrelevant. The only correct reply to these people should have been.

"YO did I ask you your opinion if I should do wholesaling or not? No? Then buzz off!"

Don't be such a pushover! 

Now let me tell you the reasons WHY you SHOULD wholesale, and mind you I HATE wholesaling..

  1. You do it because you decided you want to!
  2. You do it because you make quick money when you do it right
  3. Yo do it because you make a lot of money, when you do it right.

I will give you an elaborate step by step guide on wholesaling. Not some guru's perspective. I have written down EVERY single step I took from total beginner, to where I am now (flipping 3 houses at a time), mistakes and all. It is a recipe on how to be successful period! This is not a "follow it and hope it works". These ARE the steps to be taken to reach where I am now and luck has nothing to do with it. But you know what has a lot to do with it? Drive, determination, not giving up, and don't let others change your mind.

THAT is what it takes to make it, wholesaling flipping, becoming a NASA robotics scientist.

So filter the nay sayers, and the fluff and do this.

  1. Get a website.
  2. Learn SEO
  3. Rank the website
  4. Get buyers
  5. Get a good contract
  6. Find an investor friendly Attorney
  7. Learn about Direct mail marketing
  8. Learn about letters and post cards
  9. Learn about lists and how you populate the lists.
  10. Design the postcard/letter. 
  11. Stay simple don't go fancy, say what you have to on the card and that's it. Talk as if you talk to your best friend.
  12. Send the mailers out.
  13. Learn how to do an ARV
  14. Learn how to do the cost of repairs.
  15. Find an agent willing to work with you
  16. Tell the sellers you will wholsale the contract
  17. Explain to them why wholesaling is the better choice
  18. Make a great offer that you know the flippers will like.
  19. Sign the contract
  20. Assign the contract
  21. Close
  22. Get money
  23. Go to strip club
  24. Put a dollar into your local friendly dancers tanga.
  25. Repeat!

Seriously... stop being comforting and pliable to people that project their personal fears onto you.

Yes you need to know more of all niches of real estate to do wholesaling. That is actually GOOD! I keep saying this. If you want to be a good flipper. You need to wholesale first.

If you want to be a good buy and hold investor, you need to wholesale first.

It is like saying..

OMG man, don't become a brain surgeon because it is difficult. You would need to study first. Are you kidding?!

Yes wholesaling is hard. SO is everything else in life word pursuing.

You know why wholesaling has this bad negative image? Because people like that keep telling others it is hard and impossible and you better not do it. Have they EVER even tried it themselves?? I bet the answer is no! And if yes, that justeans they were too incompetent to do it right. Simple as that!

Yes I started as a newbie too. My competition were veterans. So???@!

What do you do? You kick them to the curb because you step up. Be better, be smarter. You will just never try because someone else is already good at it?
