First BRRRR in Atlanta area - SFR or MFR?
As I continue to focus in on my strategy/niche, I'm curious what advice folks have regarding which type of property would be the best to focus on in the metro Atlanta area. At this point, I'm not particular to location although I live in Decatur so I would lean towards something on my side of town. For discussion sake, let's say the budget would be up to $150k purchase price.

I'd recommend going with the residential multifamily (2-4 units) since you'll be able to evaluate the property by either looking at Comps (market valuation) or based on Income ratios (a more commercial approach)
If you flip it, great! If you don't get the valuation necessary to sell it, hang onto it (BRRRR), but that's easier with a multiplex than with a single-family house.
