Hi Justin,

Look at owner-occupying a 2-4plex. If you're able to scrape together 3.5-5% for a downpayment, you're in! Buying an investment property requires 20-25% so going owner-occupant saves big on your first purchase.

I took my courses in person (Kaplan) but @Brittany Kuschel is spot on, ContinuingEdExpress has some courses and I took a few from TheCEShop. Not sure if they can help with getting the license but for sure have good coursework on the CE side.

Hey @Lisa Leary, what are the benefits of not using it?

From a random person's perspective (mine), you sound afraid of doing new things and pushing yourself into a growing change. You joined BP and got the 90  journal because something about your situation isn't work.

You took the first steps in bettering your life, take a few more.

The Co-signer puts someone on the hook in case the initial signer (you) financially bails on your commitments.

Their geographic location shouldn't be an issue.
