As I continue to focus in on my strategy/niche, I'm curious what advice folks have regarding which type of property would be the best to focus on in the metro Atlanta area.  At this point, I'm not particular to location although I live in Decatur so I would lean towards something on my side of town.  For discussion sake, let's say the budget would be up to $150k purchase price.

@Rick Baggenstoss That is a nice literal cross section of town that I'm sure offers a pretty good chance at appreciation as ITP along that corridor and south continue to transform. Flipping seems intriguing down the road, but I realize that I don't really have the time for that yet. I think that's why BRRRR is appealing. It seems to be a hybrid form of REI.

You earlier mentioned MFR, so I'm curious if that has been more of your focus or do you maintain a mix of SFR and MFR? If you have both, which did you have more luck finding deals?

Thanks, @Rick Baggenstoss. The small MFR is also of interest, as my main goal will be long term cash flow with the upside of appreciation, in the hopes of shortening the time that I will be a "W2 folk". Have you been investing throughout metro Atlanta, or staying to a particular area of town?

Thanks, Kevin.  I am planning to attend the one of the general meetings on Monday, 4/9.  They are both on the same day next month.  Would one be more beneficial to a newbie than the other?  It appears both have a cover charge for non-members.

Thanks for the welcome.  As I look to start building my real estate holdings, I will focus on local projects first.  I am definitely planning to keep working full time for the time being.  

My interest in BRRRR is the ability to force immediate (or pretty quick in the big picture) appreciation and additional equity.

Hi, I'm Nathan Almond. I've been a member of Bigger Pockets for not quite two weeks now and decided that I just need to break the seal on the forum. I have no prior real estate investing experience, although I have bought and sold our personal homes a few times. I have a full-time job in corporate finance and am what most people would consider mid-career. However, I am looking for real estate investing to change that timeline.

I look forward to interacting with the members here on Bigger Pockets, as I look to grow my knowledge base and network. I have been consuming as much information in the past two weeks as possible on this site (and others). From what I am reading/learning, I believe my goals best align with a buy-and-hold strategy for continuing cash flow (BRRRR?). I am excited to make that a reality and hope that some of you on this board can assist along the way (and vice versa).
