Hey Chris.

I’m a wholesaler in Pittsburgh, Pa CL is good for buyer leads but that’s about it, a lot of the sellers just want retail and already talked to everyone and their mothers about what they think property is worth which is usually just a Zillow search & the consideration of how much they want to profit.

There are a lot of newbie wholesalers who don’t know how to run numbers so it may look like a deal then.. BOOM they’re 15-20K off in repairs or value.

Buyers, that’s it. May be different in other areas though.

Also watch for scammers that act as buyers but they send pretty obvious texts that makes it pretty clear they’re full of bs.

Hey Bp Family! So about 3 hours ago (12:30am) I received an anonymous text from a claimed buyer stating;

"(Address) Ave - $28000 I hope items are still very much in good shape as stated in the Ads? I can make a quick purchase via my PayPal and have a private mover handle pick up from you due to my kind of work as i have no access to cash or pay the mover directly. I'll add the shipping fee to the payment thru my paypal account so, you can pay the mover on my behalf. Kindly, reply with your paypal info for the payment."

I sent a follow up text asking for the buyer's name, proof of funds. and email so I can send the agreement first if he's planning to double close.

My main question is, Is this a common way of being approached by buyers, or every buyer has their own way?

P.S. I started wholesaling a few months ago. PITTSBURGH, PA

- I am located in Pittsburgh Pa which I heard is doing well with rentals at this time.

Thank You Cody! I did hear from a lot of experience investors say they wish they could've kept more rentals, but they are still successful! I will make sure anyone that I partner with in the future is clear of what's going on communication is definitely the key!

Talk to the code enforcement officer and explain that you are looking for property to buy, does he know of any problem properties?  He will, then ask him if he can tell you the address.  I find that bringing a box of doughnuts helps.   Keep in mind that you potentially represent a solution to some of his problems.
