I would like to buy and hold and just rent out. I got pre approved for 15% DP with a company. I would like to invest in northern Texas, In the city of Wichita Falls. Should I wait till I have more capital or is this a good number to start off ? Should I consider a joint venture?

Still would like to know why you chose the market you chose.

You don't buy little by little.  Basic math, applied to your time and money dictates speed.

When you partner, you partner for one of more  of three reasons...and one of them isn't becauseyou are friends or related.

You or your partner does something that the other:

1 - can't do

2 - don't want to do...and the most important one,

3 - shouldn't do.  Just becauseyou can do something, doesn't mean you should.
