Is it legal to pay someone not licensed a fee for a referral aka bird dogging? If people start calling you and giving referrals how can you compensate them? I’ve heard of a rule/law in Texas for non licensed individuals. They can only receive a gift not to exceed a value over $50.

@Charles Ramos listen to flip2freedom podcasts and watch the flipman on YouTube. They both give free contracts. I learned a lot from these 2 guys. And Cody Sperber is very knowledgeable.

Hey @bill where do you find most of your deals for flips ? I have access to private money and local banks that will fund flips and tried wholesaling but don’t get really good leads.

Gay Lloyd I'm working with Robert on this one, he knows the ropes and we'll be doing a JV. It's appears just cosmetics for the whole property. so maybe 10-15k will be a good number.

Have my first wholesale deal under contract in Wichita Falls. ARV is around 40k and I got it for 9k It's a 2 bed 1 bath 1300sqft....So I didn't really establish my "team" prior to getting it under contract so now I gotta find cash buyers. Any advice ?
