Cincinnati rentals

My name is Matt and me and my fiancé are looking to get into the real estate game. We live in Cincinnati and are wanting to find multi family buildings to start building some passive income and starting my asset base. We don't have a lot of money but I know we have options as far as FHA loans to find a property that makes sense and we can Refinance to have money to fix up. I am just wanting some extra advise and tips on what I need to do to get started? I'm really motivated and want to do this along side my full time job to provide for my family, help others fine a great rental property to live in and build a great portfolio. Thank you in advance for any advice and tips.
