Hi All,

My name is Sagi. I’m a real estate agent in New York City, looking to move and invest in Florida (mainly in small, multi-family properties).

Does anyone have suggestions on the best to places to look more into?

Any and all advice is appreciated.

Thanks,

Sagi

@Jared Prevost many people make the same mistake overlooking what Orlando and the metro area has to offer in the way of employment. The University of Central Florida (UCF) is the largest college (enrollment) in the nation.  There are thousands of jobs related to the university.  There are over 35 colleges in Orlando as well. But I'm sure you saw this in your initial research being that you mentioned education. Many of the employees for the Space Coast live in Orlando. NASA, SPACEX, JPL and others have more positions of +100k in income than anywhere else in the state.  Orlando to the Space Coast is about 45 minutes.  I use to drive 45 minutes to work every day when I lived in Las Vegas.  Orlando is a huge health care hub for the state and employs over 100k positions. Now, a surprising one for many is the Defense Contractors, big time employers 100k plus and high paying jobs once again.  Here's a fun one we all hate...road construction!  Much like Tampa, it seems like we are in a constant state of construction.  The state flag should be a orange construction barrel!  State contracts for road construction are huge and the state loves to award them to local companies.

Central Florida is very close to many beaches, Cocoa (45 mi), Daytona (58 mi), New Smyrna (60 mi) and Clearwater (107 mi).  Yes, if you live in Los Angeles, beaches can be less than 20 minutes away but finding parking can take another 30+ minutes.

I'm in Orlando and when hurricanes blow through, I'm glad I'm further inland.

Appreciation is solid in this market and an investment anywhere in the Orlando metro area is not a bad move at all.  With 1,000 people moving to Florida a day, inventory is low and Orlando is no exception. Yes, it's hot and muggy but so are alot of other places where real estate investing are good.  Dig a bit deeper, Orlando metro is worth another look.
