I wasn't planning on separating utility lines and obviously want to do it by the book. 

I'm just trying to learn more about the vacation rental market around the parks. 

I will definitely check with a realtor and a builder before.

Maybe I didn't explain it as well but my plan is to buy a SFH and convert it to two separate units. Similar to the in-law suite/garage unit that you mentioned just on a bigger scale - full kitchen and separate entrance. Depending on the layout.

Live in one unit, and use the second unit as a vacation rental (AirBnB, etc.).

Do you know any specifics for zoning-rules or permits that are necessary for this? (In the areas near Disney or Universal).

Also, do you have recommendations on neighborhoods to look into?

Hi all,

Does anyone have experience with house splitting/house hacking?

My wife and I are thinking about splitting a house, living in half and renting the other half as a STR.

We are currently living in South Florida and not super familiar with the different areas and neighborhoods in the Orlando area (specifically around Universal or Disney).

I’m trying to learn more about the different zoning laws and make sure what we want to do is legally possible.

Any and all advice or tips is greatly appreciated.

Also, would love to hear from real estate agents who have experience with these types of investments.

Hi Everyone, My wife and I are looking to get a vacation rental property in Orlando. Ideally a place that we can split, live in one part and rent the other part. We live about 2 hours away so we are not very familiar with the different areas/neighborhoods. Hello everyone,

My wife and I are planning on buying our first property as a vacation rental in Waikiki. Having lived on Oahu for the past year, we are excited for this venture.

Knowing that there are many complexities in the law, we were wondering if anyone had any experience/knowledge on how to do this legally. We are having a bit of a tough time decoding the different zoning laws and regulations.

Thank you for all the information Meirah! I didn't think about Miami in the beginning because I thought that it would be similar to investing in NYC but I will definitely look more in to it. Yes, I was thinking about smaller properties at least as a start, probably 4 units.

Thanks, Sky. Is there a reason you prefer Orlando to other cities in FL? Or is it just where you have experience? I know its a big state, so I'm trying to narrow it down so I can figure out where to focus.
