Investor newbie looking for guidance

Hello my name is warren lanham. Im currently located in the miami fl. Area. Ive been interested in becoming a real estate investor since i watched carlton sheets sell his investment program on infomercials decades ago.

Me and my wife have finally gotten to the point where we can purchase our first duplex. The problem is its one thing to like the idea of something and another to actually know how to do it!

The duplex welwe r plplanning on purchasing will be lived in on one side and rented out on the other.

I need to learn everything really. I need to learn how to analyze potential duplexes for maximum roi, what do I do once I find one with good roi? Actually I think its called a cap rate? Not sure. Like I said I'm really green.

I need to learn how to find tenants, screen them, rental agreements, evictions, the list goes on and on. 

I would appreciate any and all advice on: what books to read, websites to visit, people to contact, etc etc.
