good afternoon pirom,

I'd say it depends on the situation. I just did the initial viewing of a property yesterday with a contractor I know. Im an ac tech so I've got personal relationships with a lot of ppl in the industry.

It was much easier to show up for the initial walk through with my gc and re agent in tow that way I kill multiple birds with one stone. This may not apply to everyone however.

My gc contacted me today with a verbal bid......which I told him was too high, so he's gonna get back to me later with a revised/lower written bid that I can send to my Hml.

It depends on ur situation, the ppl u know, the amount of time u have at ur disposal (if it's a hot market u might lose the deal waiting for ur contractors to get u a bid). 

Sometimes u just don't have time to wait for a written bid by a gc much less getting multiple bids from a few different gcs. It's important to learn how to estimate repair costs in ur market.

Is it possible to find a CCIM agent near Miami fl that will be willing to work with a new investor that will be doing low to mid level SFR and small multifamily deals?

Is it possible for anyone to take the CCIM course? And is it worth taking the course for a new investor?

I'm a new investor myself but I'd love to come to any event ur having. I don't have extensive knowledge of rei (yet) so I'd cover my own lunch for sure.

I've been searching for any rei clubs, meetings, etc in the south FL area.

Are u planning on moving down to Miami FL or r u looking into long distance investing?
