The purpose of this position is to represent the company in working directly with homeowners to assess their situation and provide them with sale solutions that align with our company’s investment solutions.

This person will analyze the property, meet with the seller to better understand their motivation, negotiate with them, and obtain contract agreements for the purchase of properties. The Acquisitions Manager is expected to foster relationships that turn into business opportunities, and they will own those relationships until the sale closes.

The Acquisitions Manager also follows up with homeowners they have yet to close who are still viable leads.

This job requires enthusiasm, professionalism, projecting a positive attitude and a knack for getting people to feel comfortable talking to you. We are looking for self-starters who can take direction and have a desire to fulfill their potential Must be able to work effectively with little supervision after fully trained.

Must be hungry and driven. We provide the tools and resources needed for your success, but you’ll need to utilize them to convert prospects to sales: leads, support team, technology, sales training, and other resources.

JOB RESPONSIBILITIES

  • Meeting with homeowners throughout Miami-Dade, Broward, and Palm Beach counties. Prioritize meeting with sellers as quickly as possible. Sooner the better if a motivated opportunity.
  • Understanding the multiple exit strategies utilized by the company
  • Analysis of each lead opportunity, including confirming the repair cost and after repair value of the home
  • Building rapport with potential sellers and understanding the motivation of each seller
  • Negotiating a purchase price that maximizes the earning potential of each lead
  • Ongoing follow up while still a viable lead
  • Ongoing assistance or support for properties under contract
  • Utilize company CRM (lead database) to store information gathered and manage the customer relationship
  • Achieving KPI (key performance indicator) goals

JOB QUALIFICATIONS

  • Must live in South Florida (Miami-Dade, Broward, or Palm Beach counties)
  • Must have a valid driver's license and reliable vehicle
  • Florida real estate license required
  • Available to go on appointments periodically in the evenings or weekends if necessary
  • Must be able to communicate effectively in English and Spanish (oral and written).
  • Prior sales and/or real estate experience a strong plus
  • Proficiency in typing, Word, Excel, Power Point and internet skills
  • Proficiency in Gmail, Google Drive, Google Docs and Google Calendar
  • Ability to prioritize and juggle hot, warm, and cold leads
  • Must be a great manager of time, and be able to work autonomously from home
  • Ability to organize calendar to maximize appointment times
  • Must be a team player and get along with other team members
  • Warm, engaging, inviting personality
  • Must love talking to people on the phone and face-to-face
  • Follow up with leads appropriately
  • Motivation to provide excellent customer service and experience

    COMPENSATION

    This is a commission based position where you can earn anywhere from $60K to $100K+++ in just your first year. There is no ceiling – the sky is the limit. The more you put in, the more you’ll get out.

    WORK SCHEDULE

    • Work from home! No commute!
    • Flexible full time - 40 hours/week minimum but make your own hours
      • Will be required to attend scheduled team meetings (by video conference)
      • Will be required to meet with sellers at times that are convenient for them (including weekends and after 5:00 pm on weekdays)

    Hello,

    Can anyone recommend a software, tool, or some other subscription service that let's me look up comparable sales for any property anywhere in the United States? Ideally, the software also let's me draw maps, see the properties in those maps, sales history.

    I've been investing in Florida for about 6-years and use the IMAPP system there (I can look at sales public records pretty much anyway I'd like to customize it with certain limits). However, I'm branching out into new markets and it's very difficult for me to sort through the public sales records trying to use Zillow's interface.

    Now - I'm not looking for a software that "runs numbers". I need the ability to identify nearby properties, their public records, and sales history. If it runs some quick deal numbers, that'd be a bonus, but really I just need to see the public records and local sales quickly/efficiently.

    Hello,

    I am looking for an experienced Massachusetts investor that would be interested in a joint venture on a pre-foreclosure property. The bank has agreed to a “short payoff” below appraisal value.

    The house is in a desirable West Newbury, Massachusetts neighborhood with comparable sales ranging from $800 - $1,000,000. The house is 3,500 square feet, 3/2.5, new construction from 2004, and 2.7 acres. “As-is” appraisal value is $690,000.

    The owner is open to ideas to work together to avoid foreclosure – but is hoping for a partner or buyer to work on a lease-back with the potential opportunity for him to buy back the home in the future. The seller is willing to fund and/or assist with necessary renovations.

    Hello,

    Currently, I have one of the top ranking Jacksonville SEO landing pages. (Google "sell my house in Jacksonville" or some variation - my site is currently at or near the top).

    I'd like to partner with a local "high volume" wholesaler in Jacksonville. My investment area is in South Florida - so although I do some deals in Jacksonville - I can't really capitalize on all the leads and I honestly end up wasting the leads (had the leads been in my area - I could have easily wholesaled them to my buyer list - I just don't have any buyers in Jacksonville and its just too far to work a deal that I'm not closing on my own). 

    The way it would work - I'd get it under contract (or ask you for your thoughts on offer price) or kick you the lead directly if there needs to be a face-to-face meeting. We'd go 50/50 on the deal.

    Bonus if you're also a listing agent and can list retail leads.

    Requirement: experienced wholesaler currently doing at least 10 deals per year (with wholesaling in the mix) and with strong preference for licensee. Need to be willing to go 50/50 and manage the deal since I'm bringing the contract.

    Hello,

    I am looking to connect and refer deals to vacant land investors In California.

    In short, my website (https://www.househeroes.com/sell-my-vacant-land/) is the #1 landing page for a bunch of "sell my land" searches and top 5 for the vast majority. I'm generating about 8 to 10 off-market leads per day - probably 10-15 california per month since it's so big.

    California is one of the biggest places for land leads (and valuable ones as far as vacant land goes) - so I would love to get a "go to" California land guy who knows the ins and outs of working vacant land deals across varying price ranges.

    My assistant will screen the calls, confirm ownership and walk through a standard vacant land script, and then advise the partner in those areas will call them back.

    Ideally, you've done at least 20 vacant land deals.

    Bonus points if you can credibly operate in different markets (if you're just in one very small area, I won't really have a regular lead flow for you).

    I don't mind how you want to work the deal (wholesaling, flipping, etc.) - but ideally wholesaling is part of the equation so we can process as many deals as possible.

    Currently, I have the #1 vacant land website for "sell my vacant land", and am in the top five for the majority of the motivated vacant land seller searches. Google for yourself - househeroes.com is the domain.

    Being #1 in the world has flooded me with vacant land leads.

    I have done less than a handful of vacant land deals (and I only work in FL). I'm much better at SEO than vacant lands - hence why I'm making this post.

    I'm looking to partner with an experienced vacant land investors to pass on off-market and qualified leads to (i.e. - I 'm not going to waste anyone's time until the contact info has been confirmed by my staff as the real owner). To be clear, these leads will not be listed on ANY website.

    I have full time staff that is trained to in-take calls, run through property script, and document properly. We'd then say "we work with _____ in the Texas market. I'll pass this info to him and you can expect a call back."

    In terms of compensation, I'm open to ideas. I'm just bringing the lead so that is a "small" portion of the pie (though a necessary portion of the pie). That being said, SEO leads are hands down the best leads in the business, my website takes an extensive time to cultivate, and I also have full time staff to pay. So, I am bringing serious value to the table.

    Texas is very important to me - as it has high value lands and it's just so large it's one of my bigger states with most leads.

    Whoever would want to partner with me would ideally be able to work across low/high price ranges and all parts of Texas and should have done at least 10 vacant land deals in Texas.
