First appointment

Hello BP. I think I finally got this together. I started out looking for properties for my uncle that lives in another state. I Drove thru the neighborhoods that he was interested in but really didn't know what to do after that so needless to say he had a friend here that is going to sell him their house. I did network with a local investor that sells properties and been forwarding them over to him. But anyway the real reason I'm posting is because I have my first appointment set with a sell. So after things didn't work out with my uncle I said enough is enough and its time to start marketing for myself. I am broke and can't afford the professional looking bandit signs so I said you know what I can make them. I didn't want to put them on light pole on corners because I know the city comes around eventually and takes them down. So I figured I drive a bright green little spark and a lot of people notice it because of the color and its little. So I took my last 2 dollars and brought two lime green posters. I was going to buy sticker letter to make it look neat but it was more than I had so I grabbed my sharpie and wrote we buy houses on it. I cut 3 squares and put 1 on each window of the backseat and 1 in the back window. I have a free google voice number as well. So yesterday I got a call from a couple that saw my green sign in my car and they have rental properties and one of them they wanted to sell. I was so excited because it actually worked. So I set the appointment for Saturday. I was nervous talking to them I think I rushed thru it but I got it set. So now whats next. I have no money no credit no buyers no paperwork nothing. So I'm in what if mode. What if I can do something with the property then what. What if they let me put it under contract then what I have no contracts. Am I moving to fast? Should I have these things in place first? That's part of the reason why I never made a move because I didn't have any of these things in place. I was just tired of saying I was going to get out there and never did. So any advice would be GREATLY appreciated.

Glad to hear such great motivation!! So firstly, my question would be, what niche are you trying to pursue? Wholesaling? Flipping? Buy n' Hold? I would assume wholesaling since it is the "least" expensive.

Firstly I suggest you start scouring the forums for information. Here's some topics below that you will need knowledge about. PM me for more information or if you have questions.

- Motivated Sellers ( How to tell if a seller is motivated)

- Determining ARV (comps, MLS, Redfin ETC)

- Formula for rentals (since this is buy n hold)

- Estimating rehab ( might want to hire a GC for like $50 bc this is really hard to evaluate in the beginning)

- Purchase Contract

- Assignment Contract

- Investor Friendly Title companies in your area

- How to create a buyers list (networking at local meet ups/REIAs, posting on Craigslist, calling FSBO, Bandit signs ETC)

I think that should get you started. Gotta move fast, don't want this to slip away if the seller is really motivated. Wishing for the best! =)
