Hey Guys,


I am looking for some private money funding for an upcoming deal I have in Texas. I have a slightly niche investment as a Land Investor. Very similar to a house flipper except I am flipping vacant land. I've been flipping land for almost 3 years now and I'm finally to a point where I am all tapped out on funds. My question is around the best way to find private funding. I've mostly been reaching out to people on social media, but I have received contact from many scammers. Any suggestions on the best way you have used OPM to finance your deals?

Thanks @Trevon Peracca. I'll definitely stick to going straight to the post office.

@Stephen Nicholson, I dropped them off in my neighborhood mailbox, for all outgoing mail. 3 days later they ended back up in my personal mailbox without the letters???

I see that @Antonio Coleman, I  just rewrote them and sent them again. Thanks for your insight.

Hey BP,

So I just Dropped off my second batch of yellow letters this Monday. Well technically I stuffed them all in those gray mailboxes around my house.

Anyways, I go to get the mail yesterday, 3 Days later, and I have 10 open envelopes. They appear to have been opened with a box cutter, missing the letters and no stamps from the post office. Obviously it never made it to Its destination. I had a letter in there going all the way to California and I'm way over here in Houston, Texas

Has this ever happened to you? Why would somebody do this? Maybe I'll stick to dropping them off directly to the post office.

I just make sure the stamps are new/unopened and I always use paypal. (They don't release the funds until you receive your item, and if there is an issue they will refund you your money.) No issues so far!

If you are willing to do some searching, I bought ALL my stamps off of Craigslist. The forever first class stamp is regular $.49 but I purchased them from Craigslist anywhere between $.30 to $.40. I found a site that searches all Craigslist listings in all states and ask the people to ship them (if they are willing and don't think I'm a scam) and I offer to pay via PayPal or COD. Even paying for shipping comes out cheaper. Think about it, I'm buying 3k stamps for even $.40 and I'm still saving. 

If you don't feel like searching, you can still get a 10-20 percent discount on eBay. Good luck!

My biggest challenge will be building rapport and negotiation. I am an introvert by nature, and if we don't have any type of social relationship, I can be a bit dry when talking . I don't have an issue talking to folks but I'm not great at it. I will be doing a lot of practice with my scripting for the phone and for in person so I came hopefully become more personable. I'm determined, so I know I'll succeed. Not a fear, just an obstacle to overcome. =)

Hey BP!

Just started my very first marketing campaign and somehow I've been contacted by a seller with just over an acre of raw land. 

My question is, how do I find developers that may be interested in purchasing? I've tried contacting some civil engineers per another forum question, but they all seemed to be firms that weren't the direct purchaser. 

Who else can I contact to find interested parties?

I figured if I could find an interested party, it would be easier to get it sold if they just name their price and I could bring it back to the seller.

I also seen a lot of talk about zoning. Is this still important in a city location? What specific zoning Information do I need and where can I locate this information?

Also, any other tips or information that I should be cognizant about will be greatly appreciated.
