hi everyone!
I have a question for the Miami people here :)
Everybody knows that the NW area is one of the cheapest, I'm talking north of Flagler, east of the airport. And Opa-Locka as well.
My question is, does the cheap prices make up for the area?
Can a diligent screening process make these properties work?
I know from a podcast, that some people love investing in this areas and was kinda thinking about it.
I also ask because I could almost buy this properties with cash, so not having a mortgage makes a big difference obviously.

What would be the best miami market to start flipping with $140k cash? I am a contractor and my wife is a realtor. I have access to mls and we hae analized the listings and comps. just a bit concerned on how quickly i can get rid of a property in opa locka for example.
