Investor friendly title company

Hello fellow BP members just wanted to know if any body knows a Investor friendly Title Company around the Stockton Ca area . And any advise to ask the Title Company dealing with wholesale transactions , assign or double close. what to say if they tell me its illegal thank you any info is highly appreciated.

@Jay Hinrichs Hello! Could you please elaborate on who these underwriters are that own these title companies? I thought they just sold title insurance.
