Starting out virtually

Good evening,

I am active duty military currently stationed overseas for another 2 years.  I am trying to find a way to get started in real estate investing because I want to build a business or income on the side to supplement when I retire.

I was hoping to network with others who have been able to do this virtually or remotely.  

I would love to hear others stories and how they were able to get started.  I have the option of using a SDIRA or my $$$ in my bank account.

Before I answer the question on what areas we're working and our exit strategies 1st let me say how much my husband loved South Korea, especially Seoul.  Many trips to Seoul in support of the USG and the South Korean gov't.  Learned to love kimchee from all the trips there.

Our exit strategies are multifold & depend on the initial analysis of the deal we're pursuing.  

For a SFR flip- Exit Strategy 1 is to sell the deal to a retail buyer. We explore multiple avenues to promote the sale. This includes the MLS as we own a realty company. Sometimes we don't use the MLS. We'll even explore holding an auction. Exit Strategy 2- Offer owner financing or lease option- This all depends on the price point we initially purchased & our end goals for cash out. Also depends on the market given lease options aren't allowed in certain markets. Exit 3- Change from flip to holding the property (Try and refinance w/ some cash out) The exit strategy we deploy all depend on whether we've purchased w/ all cash or we've leveraged OPM.

For distressed multifamily/apartments our goal is to decrease the vacancy rates thus increasing the income, which positions us to later refinance & cash out as an exit strategy.
