What's a good deal?
what is a good deal to an investor? If the home is worth 355k and I purchase it for 300k would 55k be an okay amount to present to my buyers? I would hate to waste their time & the distressed sellers home, contacting them about an offer that no one may want.

I'd have to disagree with @Ryan Dossey on 65% ARV for a turn key. Most people who are buying turn key's know that they are not getting a lot of built in equity. They are buying for long term cash flow. Flippers that are doing repairs are buying at 65% ARV.
