Title companies and escrow companies are probably not the best place to look for referrals. 

If you do have a good invest-able deal, I would post it on the marketplace here. You can also do a search via the MLS in the immediate area and look for places that were bought with cash. Take those addresses and go to the assessor's website and you can get the owner's information and reach out to them and see if they're interested.

I finally have my first deal under contract. Very excited and ready to find a cash buyer for the property but u keep hitting dead ends. Have contacted a couple closing companies to see if they had any buyers to recommend but did not get and good leads. The home is in Covington ga. What is next?

Visiting my first potential wholesale deal in two days and boy am I excited. I feel as though I am prepared but would like to know what questions I should be prepared to answer? I don't want to be thrown off by one question I was not prepared for. Has that ever happened to you guys?

what is a good deal to an investor? If the home is worth 355k and I purchase it for 300k would 55k be an okay amount to present to my buyers? I would hate to waste their time & the distressed sellers home, contacting them about an offer that no one may want.

Hi BP,

I'm very confused guys. Where do I put "and/or assigns" on my purchase and sell agreement? or does that go on the assignment contract? Is there anything I should DEFINENTLY have stated in my purchase and sell agreement besides the basic conditions? Where can I find an example of a previous contract used? (because I really need an EXAMPLE)

Calling someone on the Do Not Call Registry is illegal.

You should get the list and make sure you're not calling someone who is registered.  You can get lists of registered phone numbers here:

Hi BP,

I just acquired a list of pre foreclosed homeowners and their phone numbers. I plan to cold call them today and need a little advice on what I should say. Since these homeowners are potentially sensitive about the subject of foreclosure, are their some things I should avoid asking over the phone?
