@Jerald Alford If you're planning on holding you could pass on the quiet title but I'd pay for a title search and see what types of issues there are. You can wait 4 years and then sell without quieting the title. You may want to quiet it anyway depending on what the title search comes up with because you don't want to be a couple years into it and then have a lien holder that claims they were not properly noticed bring an action against you. Another factor to consider is how much you paid for the property. On a $10k purchase that you're looking to hold long term I'd probably skip the quiet title but on a $100k purchase I'd definitely pay for it. If you plan on borrowing against the property at any point you'll probably also need to have a clear title.
