Ok so basically there are no extra steps when wholesaling or even acquiring code violation properties?

No they're single family homes. When you finally got in contact with the owners were you able to make any deals?

Hey everyone!

I've been riding around neighborhoods in my city and collecting a list of homes with code violations. I'm looking to take these leads and send the owners either a yellow letter or postcard, I may mix it u, and convert these into some wholesale deals. My question is, is there anything special I may have to do in order to get these houses under contract? I want to turn these code violation leads into wholesale deals. What is the process I need to perform in order to make this happen? Who all do I have to talk to and deal with?

I really do love BP and the help and support you can find on here from people from all across the country! This is one of the most useful site I've ever had the pleasure of using.

They do know that I am working with the buyer and the buyer is paying me a fee, not them (the seller), for finding the deal. Everyone aboard knows whats going on. I just need to know if the addendum is enough for me to get my fee.

Hey BP world!,

I've been working on a wholesale deal for about 3 weeks and it is close to closing!

I got the seller to agree to $16,000 and my buyer agreed to $20,000 so my fee of course is $4,000. The buyer has an agent representing him and we're closing at their title company. I used a standard P&S agreement but their attorney felt it didn't protect the buyer as well so they drew up another contract that will be between the buyer and seller and an addendum that states I get the $4,000. My thing is, before I allow this to go thru what do you guys think?

I got a call today from a seller who lives in FL and wants to get rid of his properties in MI. On the one Im most interested in he wants to do a land contract. Is there a way that I could assign a land contract? If not i was thinking a subject to agreement and assigning interest to my end buyer. Please help!

I need to know, as a wholesaler who sends the purchase agreement to the title company to get the deal started? Same thing with the assignment contract to get the deal closed.

Can I get both signed and send them in together once I have a buyer? Or should I have the seller send in the purchase agreement to the title company and then send the assignment contract once I have a buyer?

I currently have a property under contract with tenants who've recently signed a new lease. I need help on how to market this property. What all information should I include when marketing a rental property? Whats important to include and what's not? (Please only helpful replies)
